WHAT IS AN INSPECTION?
An inspection is a thorough visual examination of the physical structure and systems of the property for the purposes of providing an objective, independent, professional opinion about the condition of the property. If you are thinking about buying or selling a house, condominium, manufactured or mobile home, or a multiple unit complex, you should have it thoroughly inspected before the final purchase by an experienced and impartial professional inspector.
WHAT DOES AN INSPECTION INCLUDE?
A complete inspection includes a visual examination of the building from top to bottom. The inspector evaluates and reports the condition of the structure, drainage, heating and air conditioning systems, visible plumbing and electrical systems, wall, doors and windows. Only those items that are visible and accessible by normal means are included in the report.
WHEN DO I RECEIVE THE REPORT?
The Report is usually ready online within 12 hours after the inspection. The client may go to our our website at www.Pro-inspection.com, enter the code and password to download and print the Report.
WHEN DO I REQUEST AN INSPECTOR?
The best time to consult the inspector is right after you’ve made an offer on your new property. The real estate contract usually allows for a grace period to inspect the property. Ask your real estate agent to include this inspection clause in the contract, making your purchase obligation contingent upon the findings of the professional inspection.
CAN A PROPERTY “FAIL” AN INSPECTION?
No. A professional inspection is an examination into the current condition of your prospective real estate purchase. It is not an appraisal or a Municipal Code inspection. An inspector, therefore, will not pass or fail a property, but will simply describe it’s condition and indicate which items will be in need of repair or replacement.
SHOULD I ATTEND THE INSPECTION?
Yes, if you can possibly be there, it’s a good idea, but it is not mandatory. By following the inspector through the inspection, observing and asking questions, you will learn about the property and get some tips on general maintenance that may be helpful.
WHEN DO I PAY?
Payment is expected at the time of the inspection. Reports cannot be released with-
out full payment and a signed agreement between the client and the inspection company.
